How To Get Home Inspection Training and Certification

The process of conducting home inspections requires an extensive knowledge of property construction, and is necessary to complete property transactions. Trained and certified home inspection professionals usually work with real estate appraisers, mortgage lenders, relocation companies, and lawyers. If you intend to pursue a career as a home inspector, you would need to complete the required home inspection training and as required, acquire a home inspector certification to enable you to enforce local ordinances and codes, prepare home inspection forms and reports, and approve home sales contracts.

Home inspector training can be completed in formal home inspector institutes or schools, through online courses using inspection software, or by independently completing a home study program. Prospective candidates need to enroll in a Home Inspection program or course that usually includes topics on:

Upon the completion of the requirements for an inspection certificate, a home inspector is expected to be able to:

  • Provide relevant and accurate information about each home inspection conducted
  • Provide relevant information and understand details in sales contracts
  • Assess the physical condition and determine the value of a home
  • Understand local and national codes, and identify the hazards and codes violated
  • Comply with the International Code Council's codes administered
  • Communicate with the general public and local officials regarding home inspection standards and codes
  • Regularly work with lawyers, mortgage lenders, and real estate professionals
  • Assess the needs and refer clients to the right specialists to do evaluations

Under the Home Inspection Professional Licensing Act, the Division of Licensing Services of the Department of State offers licensure applications. Although not every state requires a home inspection license, each state ensures that home inspection licensing and certification requirements comply with the State Real Estate Property Law.

The ICC or International Code Council and several professional associations issue home inspection certifications. Certifications as a CBO or Certified Building Official or an RBI or Residential Building Inspector can also be issued. The basic requirements to apply for a license include:

  1. Completed high school units or its equivalent
  2. At least 140 hrs completed for a Home Inspection Program
  3. 40 hours served as an unpaid field worker, or at least 100 actual home inspections completed with a passed required written exam
  4. Liability insurance obtained with a liability coverage certificate that is issued by the state secretary

Trained and certified Home Inspectors can pursue a career as:

  • An Independent Contractor
  • A Partner or employee of Real Estate Appraisers or Real Estate Companies
  • A Building Inspector involved in ensuring structural quality
  • A Plan Examiner who determines compliance with structural requirements
  • An Electrical Inspector in charge of installing and examining electrical systems
  • A Mechanical Inspector who ensures the safety of the operation and installation of commercial equipment
  • A Worker in Construction Trades

A Home Inspector provides physical inspection services including building inspection, mold inspection, and termite inspection. Various survey instruments and tools are used in conducting these inspections. Written reports using forms and inspection software are completed and submitted. These reports should include and list observed violations of standard and local codes in compliance with national and state procedures.
