Falling behind on mortgage payments, or finding yourself unable to pay at all, can lead to catastrophic results.  No one wants to lose his home.  Fortunately, there are different ways to help manage your mortgage debt.

  • Figure out exactly why you have fallen behind on your mortgage payments.  This involves looking at the household income and expenses.  Is there enough income to actually make the mortgage payments each month?
  • If you are making enough money to manage your mortgage payments, figure out where the money is going instead.  It is important to begin to manage your money in a way which will leave cash on hand for unexpected bills while still paying down the mortgage.  A firm budget with few extra expenses will help greatly.
  • If you have tried to create a budget and cut back on expenses, but are still having difficulty paying your mortgage, it may be time to consider a financial counselor.  These are professionals who will review your situation and offer advice on how to better manage your money.
  • If, on the other hand, you discover that you cannot afford to make monthly mortgage payments, then it may be time to contact your lender and see what can be done.  It may be possible to refinance your mortgage to reduce the monthly payments.  There may even be government programs that will help you refinance the mortgage based on your income.
  • If your lender is unwilling or unable to refinance your mortgage, then a debt relief program may be able to help.  There are a variety of programs that may be able to help reduce your monthly payments.  Unfortunately, these services are not free and do not guarantee their actions will result in any change in your mortgage debt.
  • If no solution has worked, and there are no special programs in your state that can help manage your mortgage debt, you may have to consider filing for bankruptcy.  There is a chance that you will be able to keep your home and refinance your mortgage under a court-appointed arbitrator.  This is a last resort and it could involve losing your home.

It can be difficult to find ways to manage your mortgage debt once delinquent payments begin.  There are programs that can help, but it will require work to overcome the debt.
