This is one of the toughest real estate markets we have ever seen, and if you are trying to sell your home you are feeling the pain.  Even though it is a tough market, there are still some things a seller can do to increase their chances of selling the home.  One of the best ways to make your home more presentable is to stage the home.  This gives potential buyers a sense of comfort when looking through the house, and helps them envision themselves in it.
Step 1:

Clean

You must keep your home clean when trying to sell it.  Buyers are going to notice those dusty blinds and the crumbs in the carpet.  So keeping a clean home for staging is a great way to appeal to potential buyers.  It may be worth it to bring in a professional cleaning crew before you list your house.

Step 2:

Clear the clutter

Try to pick up all the unneeded stuff lying around the house.  No one wants to trip over the kids' toy cars lying in the playroom, or see your business proposal scattered all over the kitchen table.

Step 3:

Take down the family pictures

Just because you have some of the cutest kids in the world doesn’t mean a potential buyer wants to see them in every room they walk through.  Taking down the family pictures allows the buyers to visualize their own pictures there, which makes it easier for them to think of the house as theirs.

Step 4:

Make your home smell good

One of the easiest parts of staging is making your home smell good.  You can do a few things for a great aroma.  Go to the store and pick up a few candles that you can burn while people are viewing your house.  This will also add a relaxing feel to the home.  You can be creative and bake cookies just before a viewing and allow the smell of freshly baked cookies to welcome in the potential buyer.

Step 5:

Organize the furniture

A great way to make your home look more spacious is to organize the furniture.  Move the furniture around so that it best fits the room, and creates a more spacious look.  This may even mean that you remove a few pieces of unneeded furniture.

Staging a home is not a science and is a great way to help increase the visibility of your home.  With a little bit of time and effort you may be able to get that house sold much quicker than you ever imagined.
