Hi! I am at a house that I just leased on 1541. This a perfect example of getting some private money. There is my dog, Quitzy, she is always with me. But perfect example I got private money on this house, private investor for only $30,000 of 10%. That's about roughly $300 a month though, pretty much. She loan me, built trust, good house, she loan me. I had to do a little few things different. I do not take and rent properties anymore. I do leased home and the way my lease option is set up is I at least got $1,000 now from a lady across the street. Actually they know me, the family that lives here before and wanted to rent and just a good family, nice people and basically they were just dying to get this house, so they are thanking Jesus and everything about getting the house and thanking me to get them a house and a lease option. You can see when I just go through this house, real quick, get the lights on here, all hard wood cabinets. It's kind of old looking but for rental house, this is a fantastic deal, $30,000 over here, probably a $75,000 house. Now, I am not a greedy man. I lease option this house for $65,000 that gives them $10,000 of equity in the house. It's just a three bedroom, one bath house. Okay, bathroom, nice bathroom. Anyways, I wanted to just show you real quick, it's all hardwood floor back here, so it's real pretty, real clean than the any tile work. Get out of the way dog. Dog was about to trip me, you can see. Doesn't mean anything. So I got this house from an old lady. This was great, kept it clean. Anyways kitchen as you can see is beautiful. It's just a beautiful house, got this house, I lease option this house for $1,000, $65,000 buy out price, on option price. $1,000 is not refundable, 690 a month. So I am on a cash flow, probably $300 a month and the way I set them up like always, just want to tell everybody is I get -- I am not responsible for any maintenance up to $2,100. So I pretty much got a note and that's why I like it. So I just want to show you that house and listen to the audio on lease options and you will be able to hear little bit more of what I do and how I do some lease option.
